It's already a year i did not follow unit trust price & performance. Unit Trust performance usually related to Bursa Malaysia performance and depend on stock involved. We need to know basic method to invest in Unit Trust because unit trust involve upfront fee, management fee, redemption fee & others which costly to our investment. 1st strategy to adopt is Ringgit Cost Averaging which mean regular or monthly investment with fix amount of Ringgit. Price of unit will fluctuate over the year & we cannot bother to time the lowest price to buy the unit. Therefore, the easiest way is to let the market decide & we just put our money regardless of the market price. 2nd method is to do switching or sell. Switching should be perform to minimise risk and usually from high risk unit to lower risk unit. Switching should be done between same fund house to avoid extra switching fee. I would prefer to sell my unit because not worth it to keep at lower risk unit which only give me 1% annum. Switching will make our portfolio balance in term of market value & risk.
Note: Unit Trust performance always unpredictable, we cannot beat the market.

Real Estate is "Property consisting of land and the buildings on it, along with its natural resources such as crops, minerals, or water; immovable property of this nature, item of real property, buildings or housing in general.
Steps to have positive cash flow by buying property.
1. Buy sub sale (2nd hand) property with 100% bank loan. You need to reserve money for booking, tax & lawyer in advance. Look for property with >10% below market price. (Less advance cash)
2. Take vacant possession after paying booking fee. This kind of term, need agreement with current owner if the property is unoccupied. (Cash in before actual vacant possession)
3. Make minor or no renovation for the property to be occupied by your tenant. (Minimize cost for renovation)
4. Choose or select tenant with positive attitude by interview them before let them rent your property. (Lowering risk of not paying rent)
5. Take care of good tenant by response their needs & complaint. (Nowadays, very difficult to find good tenant who pay rent on time)

SILVER is Poor Man's GOLD
Silver undermined its appeal to investors as a cheaper alternative to gold. Although investment environment is also bleaker than it was last year for friends of silver.Mitsui Precious Metals strategist David Jollie commented "There are two issues that in the short term suggest we are not going to head back towards $50. One is that margins on Comex are still higher than they were last year, so investors are going to have to come back in more weight to drive the price further. At the same time, silver turnover on the Shanghai Gold Exchange is relatively low compared to where it was last year"."Silver's volatility is probably going to provide an opportunity for investors to push it higher, if they want to. But they are going to have to put in considerably more effort to reach the same levels as last year," he said.Silver hit a record near $50 an ounce a year ago on the back of rallying gold prices, after precious metals became increasingly in demand as policymakers and markets struggled to recover from the financial crisis.A recovery in gold prices this year after late 2011's washout and decent seasonal coin-buying in January have helped silver to outperform other precious metals.
